Job Opening: Grounds Maintenance Worker (I & II)
Posting Date: October 10, 2014

Position Summary: Maintains grounds Port San Antonio property.

Working Conditions: Outdoor work, walking, standing, sitting, hearing, bending, crouching. Employee may be subject to moderate noise, extreme temperatures and hazardous conditions. Exerting up to 100 pounds of force occasionally with or without accommodation, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

Functions:

  • Mows lawns, trims and edges around walks, flower beds and walls and installs sod.
  • Waters and prunes shrubs and trees to shape and improve growth or remove damaged leaves, branches or twigs.
  • Sprays lawn, shrubs and trees with fertilizer, herbicides and insecticides.
  • Cleans grounds, removes litter and rakes leaves.
  • Spreads salt on public passage ways to prevent ice buildup during freezing weather.
  • Plants flowers, trees and shrubs.
  • Repairs and paints fences, gates, walls, walks and outbuildings when covered with graffiti.
  • Removes debris from drainage ditches and culverts.
  • Uses machinery such as bobcats, backhoes, shovels, mowers, edgers, ladders, fertilizer spreaders and lawn rollers.
  • Makes minor repairs on equipment and sharpens tools.
  • Perform other duties as assigned.

Qualifications for Level 1

Education: High School diploma or equivalent
Experience: 0-6 months experience in grounds keeping or related field
License & Certification: Class C driver's license
Testing: Criminal background check, Drug Test

Qualifications for Level 2

Education: High School diploma or equivalent
Experience: 1-2 years experience in grounds keeping or related field
License & Certification: Class C driver's license
Testing: Criminal background check, Drug Test

Other Abilities:

  1. Knowledge of: machines and tools, including their designs, uses, repair and maintenance.
  2. Ability to: to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals; write routine reports and correspondence; add, subtract, multiply and divide all units of measure.

Job Opening: Senior HVAC Technician

Summary: Performs routine maintenance, installation and services heating and air conditioning equipment.

Working Conditions: Indoor and outdoor work, walking, standing, sitting, hearing, bending, crouching. Employee may be subject to moderate noise, extreme temperatures and hazardous conditions. Exerting up to 100 pounds of force occasionally with or without accommodation, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

Job Function:
Installs, repairs and services HVAC and heating equipment, ranging from 1 to 20 tons capacity
Read and follow blueprints or engineering specifications
Mounts compressor and condenser unit(s) on platforms or floors
Replaces defective breaker controls, thermostats, switches, fuses and electrical wiring
Performs preventative maintenance inspections and repairs
Fabricates, assembles and installs ductwork and chassis parts
Installs air and water filters
Bend tubing, cut and thread pipe, use machine or hand threading equipment
Observes pressure and vacuum gauges and adjust controls to ensure efficient operation
Knowledge and troubleshoot chill water systems, Variable Frequency Drive's and controls
Perform other duties as assigned

Education: High School diploma or equivalent.

Experience: 5+ years' experience maintaining and repairing HVAC equipment and Universal Refrigerant Handling Certificate

License & Certification: Class "C" driver's license. HVAC Mechanic Certification/License. Universal Refrigerant Handling Certificate.

Testing: Criminal Background check. Drug Testing.

Other: Knowledge of: safe work practices and procedures; method and techniques used in HVAC installation, repair and maintenance; electronic, pneumatic and manual HVAC controls; computer controlled HVAC systems; procedure and techniques used to repair and maintain chillers, boilers, cooling towers and pumps; operating all the tools and equipment used in the installation and maintenance of HVAC equipment.

Abilities: Communicate clearly and effectively both verbally and in writing. Perform installation, repair and maintenance of complex HVAC equipment and Refrigerants equipment. Read and interpret charts on gauges, electrical, temperature and humidity meters and recording equipment. Troubleshoot and repair electrical and pneumatic HVAC control systems. Read wiring diagrams and schematics. Develop work plans and schedules.


Job Opening: Property Manager (I & II)

The position manages commercial and industrial real estate properties and/or assets and manages relationships related to real property matters.

Use of personal computing equipment, telephone, multi-functioning printer and calculator. Manual dexterity, ability to lift up to 25 pounds.

Functions: Prepares lease or rental agreements for lessees and collects specified rents and impounds.
Prepare annual budgets, operations expenses estimates and reconciliations, mid-year reforecasts and monthly financial reports. Discusses client terms and conditions for providing management services and drafts agreements stipulating extent and scope of management responsibilities, services to be performed and costs for services. Assists with bookkeeping functions or credits client accounts for receipts and debits account for disbursements. Arranges for alterations, maintenance, upkeep or reconditioning of property as specified in management services or lessee's agreement. Provides guidance to security, maintenance and grounds keeping and onsite management personnel. Requests purchases of supplies and equipment for use on leased properties. Provides input to reports regarding status of properties such as occupancy rates and dates of expired leases. Prepares periodic inventory of building contents and property condition. Ensures all alterations or maintenance to facilities comply with required Port approvals and authorizations. Contacts utility companies to arrange for transfer of service for tenants. Works with Development department for leasing of properties and Marketing department for promotion and advertising of properties.

Property Manager II:

  • Procures professional, general or maintenance services as required.
  • Prepares annual budgets on all operating properties.
  • Assists with eviction of tenants in compliance with court order with direction from lawyer and owner.
  • Provides work leadership on projects.
