Job Opening: Financial Analyst

The position will be responsible for analytical functions supporting all areas of the Authority, including real estate development projects, operations, financing, and financial planning. Utilizing a collaborative approach to each area, this individual will interact with cross-functional teams to support their goals and clearly define information requirements needed for analysis.
Functions: Perform real estate development project analysis, including pro forma decision support, interim project financial status updates, and post-stabilization financial performance review. Provide operational analysis to support improved operating cash flow. Utilize analytical software tool (such as Argus) to support strategic market and financial positioning of individual Authority assets and the Port as a whole. Support capital expenditure planning, processing, and reporting. Assist in the identification and administration of grant opportunities.Provide lease deal review and net effective rent analysis. Provide analytical support for all asset and corporate financing activities, including evaluation of project-specific alternative debt sources, both quantitative and qualitative. Utilizing various relevant valuation methods, determine market values for all real estate components of the Port, and maintain an ongoing market value balance sheet. Perform internal investment and treasury analysis as needed. Review annual budgets and operating performance reports to support analysis functions. Interact with accounting and systems personnel to communicate reporting needs in support of analysis functions. Review and understand existing debt instruments, and support lender requirements such as covenants and reporting. Provide monthly cash forecasts combining operating cash flow projections with capital expenditure projections and debt service. Support long-term financing strategy throughout all functions. Recommend improvements in the analysis, reporting, and processing of information that impacts the analysis function, and the organization as a whole. Assist with the implementation of system development and enhancements, including customized reporting. Serve as the Excel expert in User Expert Network, providing training to other staff. Provide various analytical functions as needed.
Education: A four-year degree from an accredited college or university with major course work in accounting, finance, or related field is required.
Experience: 3-7 years of relevant work experience in real estate investment/management, development, finance, or accounting within an interactive team and goal-oriented environment.
Demonstrated ability with Argus Developer, Yardi Voyager, and Microsoft Office applications, particularly Excel, is preferred.
Calculates figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Applies concepts of basic algebra and geometry.
Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition and grammar. Ability to: read, analyze, and interpret general business periodicals, professional journals, technical procedures or governmental regulations. Able to write reports, business correspondence and procedure manuals. Able to present information and respond effectively to questions from groups of managers, clients, customers and the general public.
Job Opening: Senior HVAC Technician

Summary: Performs routine maintenance, installation and services heating and air conditioning equipment.
Working Conditions: Indoor and outdoor work, walking, standing, sitting, hearing, bending, crouching. Employee may be subject to moderate noise, extreme temperatures and hazardous conditions. Exerting up to 100 pounds of force occasionally with or without accommodation, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Installs, repairs and services HVAC and heating equipment, ranging from 1 to 20 tons capacity
Read and follow blueprints or engineering specifications
Mounts compressor and condenser unit(s) on platforms or floors
Replaces defective breaker controls, thermostats, switches, fuses and electrical wiring
Performs preventative maintenance inspections and repairs
Fabricates, assembles and installs ductwork and chassis parts
Installs air and water filters
Bend tubing, cut and thread pipe, use machine or hand threading equipment
Observes pressure and vacuum gauges and adjust controls to ensure efficient operation
Knowledge and troubleshoot chill water systems, Variable Frequency Drive's and controls

Education: High School diploma or equivalent.
Experience: 5+ years' experience maintaining and repairing HVAC equipment and Universal Refrigerant Handling Certificate
License & Certification: Class "C" driver's license. HVAC Mechanic Certification/License. Universal Refrigerant Handling Certificate.
Testing: Criminal Background check. Drug Testing.
Other: Knowledge of: safe work practices and procedures; method and techniques used in HVAC installation, repair and maintenance; electronic, pneumatic and manual HVAC controls; computer controlled HVAC systems; procedure and techniques used to repair and maintain chillers, boilers, cooling towers and pumps; operating all the tools and equipment used in the installation and maintenance of HVAC equipment.
Abilities: Communicate clearly and effectively both verbally and in writing. Perform installation, repair and maintenance of complex HVAC equipment and Refrigerants equipment. Read and interpret charts on gauges, electrical, temperature and humidity meters and recording equipment. Troubleshoot and repair electrical and pneumatic HVAC control systems. Read wiring diagrams and schematics. Develop work plans and schedules.

Functions: Prepares lease or rental agreements for lessees and collects specified rents and impounds.
Prepare annual budgets, operations expenses estimates and reconciliations, mid-year reforecasts and monthly financial reports. Discusses client terms and conditions for providing management services and drafts agreements stipulating extent and scope of management responsibilities, services to be performed and costs for services. Assists with bookkeeping functions or credits client accounts for receipts and debits account for disbursements. Arranges for alterations, maintenance, upkeep or reconditioning of property as specified in management services or lessee's agreement. Provides guidance to security, maintenance and grounds keeping and onsite management personnel. Requests purchases of supplies and equipment for use on leased properties. Provides input to reports regarding status of properties such as occupancy rates and dates of expired leases. Prepares periodic inventory of building contents and property condition. Ensures all alterations or maintenance to facilities comply with required Port approvals and authorizations. Contacts utility companies to arrange for transfer of service for tenants. Works with Development department for leasing of properties and Marketing department for promotion and advertising of properties.
