The single-largest industrial platform in South Texas is getting even bigger.
Starting this summer, Port San Antonio is adding two industrial buildings on its 1,900-acre campus to support key industries in the region.
The $20-million flex/warehouse development will be built on the northeast corner of the intersection of 36th Street and Billy Mitchell Boulevard. Similar buildings across 36th Street are approaching full occupancy as various businesses continue to grow there, including cybersecurity, telecommunications, logistics, manufacturing and foreign-trade zone operators.
A strategic location provides tenants quick access to major highways. The Port is also directly accessible by air and rail.
“We see robust leasing activity across all industries at the Port,” said Port President and CEO Roland Mower. “Space has been filling up quickly and we want to ensure that our existing and future customers have facilities they can occupy quickly so they can keep their businesses moving seamlessly.”
Building shells will be completed by late 2017. Finish-out to occupants’ specifications can be handled by the Port’s in-house real estate development team or a tenant’s preferred contractor. Port tenant customers also enjoy several competitive advantages, including tapping into applicable economic development incentives and relying on an in-house team that can expedite permitting and inspections and significantly reduce finish-out and other construction costs.
The new effort is part of over $150 million in construction activity at the Port. Earlier this spring the organization broke ground on a new office complex to accommodate cybersecurity and other advanced technology organizations. That project is scheduled for completion in early 2018. Work is also underway to add 300 residential units by next year. Major road and other infrastructure projects are also in progress throughout the property.
The upcoming complex, with a combination of office and industrial space options, is particularly attractive to subcontractors and suppliers for existing industries at the Port, which include large aerospace, cybersecurity, Department of Defense, manufacturing and global logistics operations.
The Port’s central location and transportation assets also provide strategic advantages to tenant customers who do business regionally and globally, including those involved in energy, finance, medicine, retail/wholesale and international trade.
Tenants of the new facilities will be able to access three major interstate highways (10, 35 and 37) in under 10 minutes. The Port’s industrial airport at Kelly Field is located just a few hundred feet to the west of the complex and supports large air cargo and other aviation activities. And the campus is also directly accessible by Union Pacific and BNSF Railway trains at the 350-acre East Kelly Railport, located just three minutes away from the new office/warehouse development.

Organizations at the Port can also access an array of specialized services through several third-party logistics (3PL) providers also based on property, including air cargo, rail-to-truck transload, kitting and assembly services. This assistance is available on a one-time project basis or long-term.
A further advantage is the Port’s foreign-trade zone status (FTZ #80-10), which allows organizations that do business internationally, including manufacturers and importers/exporters, to defer or eliminate import taxes on finished goods as well as raw materials and components. The Port is served by U.S. Customs, and goods from abroad can enter the U.S. directly at Kelly Field.
Furthermore, the Port has longstanding collaborations with top area training programs. The Port’s neighbor—St. Philip’s College’s Southwest Campus—is part of the Alamo Colleges district and a principal center for certificate and just-in-time programs to train employees in the aerospace, advanced manufacturing, information technology and other advanced industries. Additional customized and industry-specific programs are available through other regional public and private universities.
The new properties were designed by RVK Architects of San Antonio and will be built by RC Page Construction.
The upcoming development will be across the street from similar office/warehouse facilities that support cybersecurity, manufacturing, telecommunications, logistics and other operations.
