Job Opening: VP, Real Estate Management
Posting Date: May 30, 2013

Responsible for the overall management and performance of all real estate, and personal property. Manages commercial, industrial and residential real estate properties for the Port and manages activities concerned with maintenance of Port facilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Discusses terms and conditions for providing real estate management services with clients and drafts agreements stipulating extent and scope of management responsibilities, services to be performed and cost for services.
  • Supports development in the preparation of lease or rental agreements for commercial property.
  • Collects specified rents and impounds for real estate, rail port and airport services.
  • Directs arrangements for alterations, maintenance, upkeep or reconditioning of property as specified in management services or lessee's agreement.
  • Employs, or contracts services for, security, maintenance and grounds keeping personnel and on-site management personnel if required.
  • Manages tenant lease compliance for tenants and critical date monitoring and follow up where required.
  • Responsible for the purchases of supplies and equipment for use at Port San Antonio.
  • Responsible for inspections of commercial property such as buildings, beacons and lighting, transportation and construction equipment or reviews inspection reports in order to determine repairs, replacement or improvements required.
  • Responsible for commissioning and de-commissioning of Real Estate.
  • Coordinates activities of personnel involved in repair and maintenance of Port facilities, buildings and equipment to minimize interruption of airport, MRO, and rail port operations and to improve efficiency.
  • Reviews reports of expenditures for previous fiscal year, proposed improvements to facilities and estimated increases in volume of traffic in order to prepare budget estimates for upcoming fiscal year.
  • Represents the Port before civic or other organizational groups, courts, boards and commissions. Manages CAM (Common Area Charge)implementation for tenants.
  • Directs preparation of financial statements and reports on the status of properties, facilities and services.
  • Reporting requirements may include occupancy rates, date of expiration of leases and airport facility usage.
  • Responsible for the preparation and implementation of an Asset Management Plan for all Port facilities and annual updates as required.
  • Contacts utility companies to arrange transfer of service for tenants and assists with the eviction of tenants in compliance with court order and directions from lawyer and owner. Implements initiatives to provide maximum performance of properties and creation of value.
  • Provides support to the leasing team to promote and lease properties
  • . Other duties and responsibilities may be required.

SUPERVISORY RESPONSIBILITIES
Oversees all operations staff to include Property Management and Facilities Services. May serve as Program Manager on assigned

EDUCATION
Bachelor's degree (B.A.) from four-year college or university with a major in Business Administration or related field required

EXPERIENCE
A minimum of 5-10 years of directly related experience. Requires direct supervisory and hands on experience in asset management, with a strong background in multi-property types. Prefer direct experience in asset and property management of 3million square feet or larger portfolios of mixed commercial/industrial, transportation and residential properties. Prefer a background of owner and contract management.

CERTIFICATIONS, LICENSES AND REGISTRATIONS

  • Certified Property Manager from Institute of Real Estate Management or equivalent required.
  • Certified Commercial Investment Member (CCIM) from the CCIM Institute preferred.

Job Opening: Project Manager I

Plans, directs, and coordinates activities of projects to ensure that goals or objectives of projects are accomplished within prescribed time frame and funding (budget) parameters.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • May report to area manager and may have construction job supervisors reporting to this position.
  • Reviews project proposals or plan to determine time frame, funding limitations, procedures for accomplishing projects, staffing requirements, and allotment of available resources to various phases of projects.
  • Establishes work plan and multi-disciplinary staffing for each phase of project, and arranges for recruitment or assignment of project personnel.
  • Confers with project staff to outline work plan and to assign duties, responsibilities, and scope of authority.
  • May manage sub-contractors and their workforce.
  • Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget.
  • Reviews status reports prepared by project personnel and modifies schedules or plans as required.
  • Prepares project reports for management, client, or others.
  • Confers with project personnel to provide technical advice and to resolve problems.
  • May have responsibility for internal CAD services. Supports Asset Manager in leasing of existing properties.

EDUCATION
Required: A Bachelor's degree in engineering or architecture from four-year college or university; or a Master’s degree in engineering.

EXPERIENCE
Required: 4+ years related experience and a Bachelor’s degree or 2+ years and a Master’s degree.

7+ years related experience and a Bachelor’s degree or 6+ years and a Master’s degree.
